CollegeTown at Westend | Atlanta, Georgia
  • Total Development Cost: $146.5 million
  • Size: 48 acres
  • Role: Master Developer
CollegeTown at West End is adjacent to the largest collection of historically black colleges and universities (“HBCU’s”) in the nation. The Atlanta University Center includes Clark Atlanta University, Morehouse College, Morehouse School of Medicine and Spelman College. The campus is noted as being the alma mater of many African-American leaders, including Benjamin Mayes and former Atlanta Mayor, Maynard Jackson. Despite its significant and desirable location the area had become outdated and suffered from urban decay. Using the tenets of Renaissance 20/20 Integral envisioned a new community designed to complement the university atmosphere and become a community dedicated to learning.

Working with university leaders, city officials and the private sector, Integral is helping to create an urban mixed-use, multi-generational community that reflects the character and vibrancy of the surrounding college community, and is built to scale appropriate for a ‘campus’ lifestyle. Key to the community’s restoration was the $20 million of new infrastructure and public improvements, which included street-widening, the addition of new streets with broad sidewalks, the upgrading of storm drainage, sanitary sewer and water systems, improved street lighting, and the expansion of public green space.

CollegeTown at West End is a pedestrian friendly community comprised of residences and commercial properties including: rental homes, independent senior housing, schools, community centers, and the Dean Rusk Park which is located at the center of the neighborhood and creates a ‘village square’ environment.  Additionally the neighborhood enjoys easy access to public transportation, including MARTA and I-20. Residential living choices range from mid-rise, garden style, affordable and market rate rental homes at Ashley CollegeTown and independent senior living The Veranda at CollegeTown. The long term plan for CollegeTown at West End includes 74 for-sale single family homes, 100 condominium homes, 40,000 square feet of commercial and retail space, as well as a 100 guest room hotel,
