Henson Ridge | Washington, District of Columbia
  • Total Development Cost: $87.6 million
  • Size: 10 acres

Located in the historic Southeast section of the Nation’s Capitol, the neighborhood that became Henson Ridge was a high density, outdated community with a population too large to be supported by area amenities and services.  In addition its architecture was incongruent with its surroundings, as it was bordered by  low-density residential neighborhoods.

In order to re-develop this area it became essential to capitalize on the convenience of this community and find a way to bring the number of residences back to scale and put it in sync with the greater area. Employing the principles of Renaissance 20/20, Integral went to work creating a partnership between the public and private sector, as well as gathering community input. Today Henson Ridge is a mixed-use, mixed-income community offering the best of both worlds -- suburban amenities in a convenient urban location.  It is minutes from downtown Washington, D.C. and the major league ball park revitalizing this community as a true live, work, play neighborhood.

Henson Ridge includes 42 duplex bungalow style rental homes, 28 rental flats, 210 apartment homes and 320 affordable and market-priced townhomes. The neighborhood is pedestrian friendly with broad tree-lined sidewalks, and is just a short work to the Metro, schools, and The Shops at Park Village which include a grocery store and other neighborhood shopping.
