The Villages at Carver
- Total Development Cost: $220 million
- Size: 135 acres
- Role: Master Developer
is the anchor community that is leading the revitalization of South Atlanta and the Pryor Road Corridor. Similar to other Renaissance 20/20
communities, this historic community suffered from urban blight, outdated housing, and the lack of infrastructure necessary to revitalize this community which connects to Atlanta’s downtown business district with its significant economic opportunities for employment, shopping and cultural activities.
Forging a partnership of public and private sector investment, The Villages at Carver
includes $10.7 million of public improvements that include new streets, lighting, sidewalks and sewers. In addition $1 million is being invested in a new 15 acre linear park in the middle of the neighborhood to anchor social activity. The community currently includes 750 mixed-income, multi-family rental apartments and a 90-unit independent senior living residence. Future phases will include: 70 single family homes, 125 fee simple townhomes, 100 loft condominiums, and a 74,000 square feet retail center. In addition there is a full service YMCA complemented by a baseball academy supported by the Atlanta Braves. Other amenities include: a community center, a clubhouse, swimming pools, tot lots, picnic areas, jogging trails, bike paths, and green ways. And through collaboration with the Atlanta Public Schools a high quality learning environment for elementary, middle, and high school students in neighborhood schools that abut the site has been created.
The development of The Villages at Carver
has created a suburban environment in an urban setting, and has helped catalyze additional new residential and commercial investment. More than $160 million in new residential investment is currently under construction or already occupied along the Pryor Road corridor, and a $15 million investment in a mixed-use development is in the planning stages.
