Auburn Pointe | Atlanta, Georgia
- Total Development Cost: $86 million
- Size: 28 acres
- Role: Master Developer
Taking its name from historic Auburn Avenue and the ‘Sweet Auburn’ district of Atlanta, Auburn Pointe demonstrates the successful revival of one of Atlanta’s most beloved African American communities. Using its Renaissance 20/20 platform, Integral is working with residents, the Atlanta Housing Authority, city leaders and the private sector to transform an outdated economically challenged inner-city neighborhood into a vibrant multigenerational community with distinctive and diverse architecture that celebrates the area’s culture and history. A significant contribution to the renewal of the community is the preservation and revitalization of Selena S. Butler Park and the design of the streetscapes, with the broad sidewalks and tree-lined streets, that encourage walking. In addition to being adjacent to Historic Sweet Auburn, the community sits in the shadow of the largest public hospital complex in the Southeast, Grady Hospital, which made it an ideal community in which to incorporate senior living facilities. Auburn Pointe is also within walking distance to downtown Atlanta’s Central Business District, and has easy access to the interstate system and rapid transit at the MLK Marta Station. The revitalization of the former Grady Homes community into Auburn Pointe represents a tremendous redevelopment opportunity for downtown Atlanta and the project has become a catalyst for initiating the long anticipated economic resurgence of the neighborhood.
The master plan for this multi-phase, multi-income community includes 300 multi-family rental units, 48 affordable and market priced for-sale homes, 324 independent and assisted-living senior residences. The urban walk-up multi-family apartments are known as Ashley Auburn Pointe. The senior living residences, The Veranda at Auburn Pointe, encompass three buildings and offer a selection of one and two bedroom apartments with age appropriate amenities such as game/recreation rooms, a movie theater, a fitness facility and wellness center, and a covered porch, complemented by many community programs and services.

ACCOMPLISHMENTS AND AWARDS
- Auburn Pointe closely follows the community-based vision originally established in the final Butler-Auburn Plan completed in 1994, and updated in 2005. As part of the master plan, the Development Team and the Atlanta Housing Authority would partner with the City to replace the surrounding public infrastructure with new water and sewer lines, new streets, curbs, gutters, sidewalks and landscaping, and to renovate and revitalize the adjacent Selena S. Butler park, for a total public investment of approximately $13 million in infrastructure improvements.
- Ashley Auburn Pointe – Phase I, The Veranda at Auburn Pointe - Building II and The Veranda at Auburn Pointe – Building III are EarthCraft Multifamily™ and Energy Star certified and feature low flow plumbing fixtures, Energy Star lighting and appliances, superior insulation, and common area energy costs that are reduced through the use of solar panels located on the building roofs.
- Ashley Auburn Pointe – Phase I clubhouse has attained LEED Certification and features innovations such as geothermal heating and cooling, high recycled content construction materials, and an environmentally friendly salt water pool.
