Capitol Gateway | Atlanta, Georgia
www.liveatcapitolgateway.com
  • Total Development Cost: $202 million
  • Size: 16 acres
  • Role: Master Developer
As suggested by its name, Capitol Gateway is designed to reconnect a commercial area around the State Capitol to an in-town community that had been divided from the city’s core by the burgeoning interstate system.  Fronting Memorial Drive, a major artery, the community sits in the shadow of the Georgia State Capitol as well as County and City government centers.  It is also in close proximity to Georgia State University, Turner Field, Philips Arena and the Atlanta Central Business district.  Employing the strategy of Renaissance 20/20, the long term plan for Capitol Gateway includes the construction of a pedestrian bridge that will cross over the interstate reconnecting this East Atlanta neighborhood directly to downtown and making it a truly sustainable live, work, play community.

To date Capitol Gateway includes 421 one, two and three bedroom rental apartments and town homes in an architectural style that complements this classic neighborhood.  When completed, high density housing and retail component will front Memorial Drive, while the lower density townhomes are reserved for the quieter side streets.  Community amenities include a club house, an internet café, fitness center, playgrounds, picnic areas and a community park with a water feature.  Future phases will include approximately 370 for-sale affordable and market priced town homes and condominiums, as well as approximately 25,000 square feet of neighborhood retail space.

In addition to the physical connections necessary to bring the community and the State Capitol together, public investments will include a new state park, streetscapes that support a neighborhood’s residential life, traffic calming measures in Memorial Drive and infrastructure upgrades.

ACCOMPLISHMENTS AND AWARDS

  • The public infrastructure improvements include a 4-acre storm detention pond that was designed to function as a beautiful community amenity and Storm Water Management System, and a Livable Communities Initiative streetscape improvement project along Memorial Drive that is more appropriate for the area around the State Capitol.
